Employer responsible for the design. - Supplied by the clients architect or design
team working on the employers behalf.
Standard building contracts have an optional provision for a “contractors design
portion”, if the contractor is to be responsible for the design of a specific part of the
works.
Depending on the type of standard form the employer will need to provide
drawings / specification / work schedules or bills of quantities. This enables
the client to specify the quantity and quality of work at the tender stage.
The employer may use the standard form with a quantities provision or the con-
tractor may be required to assess his own quantities based on the information
shown on the drawings.
Standard building contracts are administered by the architect, quantity surveyor
or a contract administrator (the butcher / baker / candlestick maker scenario).
JCT Intermediate building contract - 2011
Designed for projects involving all recognised trades where fairly detailed contract
provisions are needed but without complex building services or other specialist work.
Features
If the appointed contractor is to be responsible for designing specific parts of the
works then an intermediate building contract with contractor's design must be used.
Employer will need to provide drawings and bills of quantities as before. When
using the intermediate building contract with contractors design, the employer
must also detail the requirements for the parts of the works that the contractor is
responsible for designing.
Contract again administered by the architect / quantity surveyor or a contract
administrator.
The minor works building contract is used where the work is of a simple nature. It is
not suitable where the project is complex enough to require bills of quantities or
detailed control procedures.
