A key to the success of a management contract is the programming / planning
procedures developed to control work package subcontractors.
4.6 JCT construction management contracts - 2011
This is for use where the employer appoints separate trade contracts to carry out
the works and a separate construction manager to oversee the completion of works
for a fee.
Features
The construction management contract occupies a suite of documents to cover
agreement between the construction manager (CM/A) and the construction man-
agement trade contractors (CM/TC).
The contract used where a separate responsibility for design and construction of
the project is desired.
The employer produces the design and enters into separate trade contracts with
the suppliers (or subcontractors) to carry out the construction work.
The employer is responsible for paying the separate trade contractors on a monthly
basis.
The construction manager (an individual or an organisation providing a project
management service) is appointed to manage the project and act as an agent on
the employers behalf. He is responsible for issuing instructions, making decisions
and preparing certificates (for each of the trade contractors).
The construction manager administers the conditions of the trade contracts.
