4.5 JCT management building contract - 2011
This contract is designed for construction projects where the employer appoints a
management contractor to oversee the works.
Construction is completed under a series of separate works contractors, which the
management contractor appoints and manages for a fee.

A wide range of major projects have been completed in the north west region using
the management contract these include:
Manchester Airport - Terminal 2
Manchester Airport - Terminal 3
Manchester NEM Arena - Concert venue
Liverpool One (parts) - Office and apartment blocks
Trafford Centre - Shopping complex
Features
Suitable for large scale complex projects where flexibility and an early start is
required on site. i.e. package subcontractors such as earthworks, piling and
basement work may commence as soon as the subcontract packages are awarded.
Work contracts for the frame, floors and cladding can commence as the project
progresses.
Work on management building contracts are carried out in packages and design
often runs in parallel to site activity. This allows for greater flexibility and more
control for employer over design.
The management contractor employs the work package contractors to carry
out  the construction work. The subcontractors are directly accountable to the
management contractor.
Contracts are established between the management contractor and each work
package subcontractor. The management contractor pays the work package
subcontractors on a monthly bases.
