To minimize chiller/cooling tower energy consumption, maintain
the chilled water supply temperature setpoint as high as possible
and the condenser water temperature as low as possible. Chiller ef-
ficiency improves 3-4% for each 1°F increase in chilled leaving water
temperature or each 1°F reduction in entering condenser water tem-
perature.
The supply water temperature for hydronic heating systems should
be set as low as possible. One way to do this is via a “reset schedule”
that adjusts the supply temperature inversely proportional to the
outdoor air temperature.
PreventativeMaintenanceProgram
Chapter 3 and the Appendices of this text define the parameters and
procedures for an effective facility preventative maintenance program.
Implementation of this program, tailored to each individual facility, will
result in the facility performing as intended when designed and not dete-
riorating over time.
As part of these maintenance procedures, pay attention to the
presence of heating devices (portable heaters, etc.), cooling devices
(electric fans, etc.), and lighting devices (lamps, torchieres, etc.) that
have been brought into the building by the occupants. These devices
consume energy and, in some cases, represent safety hazards. But,
more importantly, they are strong indicators that the occupants are
dissatisfied with the performance of the facility systems. Pay atten-
tion! Investigate each problem and, if at all possible, correct them so
that inefficient (and potentially unsafe) occupant-provided devices
can be removed.
LowCost/NoCostBuildingImprovements
The following are improvements that can be implemented as part of
the preventative maintenance program or planned replacement/renova-
tion of facility components. While some of these measures may have a
significant initial cost, the simple payback for them can be expected to
be between 1-2 years, making it possible to finance their implementation
through only 1 or 2 budget cycles.
