BASIC REQUIREMENTS FOR
GENERAL CONSTRUCTION MAINTENANCE
The requirements for establishing a general construction mainte-
nance program vary widely based on the size and complexity of the facil-
ity. However, the following basic elements are common to all facilities:
Have a working knowledge of general construction materials,
means, and methods.
Obtain the original design data (“as built” drawings and specifica-
tions). This is the information that defines building components and
details of construction.
Obtain O&M manuals provided by contractor(s), including origi-
nal vendor submittals. These manuals should provide basic mainte-
nance requirements for special building components.
BASIC REQUIREMENTS FOR SERVICE SYSTEMS MAINTENANCE
Plumbing
The requirements for establishing a plumbing maintenance and sys-
tems troubleshooting program are relatively simple:
Understand plumbing basic principles and performance require-
ments for each plumbing system and its individual elements—
pumps, piping, heat exchangers, fixtures, brass, etc.
